INTERNET SCAM/FRAUD ALERTThe police department has confirmed a number of complaints regarding a scam that targets students and landlords via email to rent property. Please be cautious of potential renters and subleasees who express a desire to rent your property sight-unseen. NEVER issue refunds for overpayment on security deposits, first month's rent, or utilities until you are certain the check you receive has cleared (international checks take longer than domestic). If you suspect Internet fraud, contact the police department. For more information on this and other types of Internet fraud, please visit www.firstgov.gov DISCLAIMERInclusion of any property or rental unit in the Housing Guide and/or on the web site maintained by Off Campus Life,Off Campus Partners, LLC does not constitute, and shall not be construed or reported as (1) an endorsement or approval by James Madison University (JMU) or Off Campus Partners (OCP) of the landlord, its properties, or its business practices, or (2) a warranty or representation by JMU or OCP as to the quality, safety or other features of such property and/or its owners or management agent(s). JMU and OCP expressly disclaim any and all responsibility for any problems that may arise with regard to such property or rental units or with regard to disputes between landlords and tenants concerning such property or rental units. All prospective tenants are encouraged to exercise their own good judgment when evaluating a prospective rental unit or landlord.
Off Campus Life encourages everyone to consider the condition of the apartment or house. Never sign a lease without first inspecting the facility. Check for safety and security (window and door locks, exterior lighting, smoke detectors, peep holes, chains, etc.) and overall condition of the facility. Ask neighbors and previous renters if they have had any problems with the facility or landlord. Inspect the facility and the grounds. Is it kept up and clean? Are dumpsters emptied regularly? Who will take care of the yard work? Trash disposal? How is parking handled, and is there enough for each resident?

CONSIDER THESE SAFETY TIPS AND PRECAUTIONS!Safety and Security has become not only a national issue but also an issue relating to students, faculty and staff in various institutions including James Madison University. Please take a moment to review these simple (social and residential) precautions as they may serve to protect you and your friends from a potentially hazardous or dangerous situation: •Carry your photo ID with you at all times.
•Be aware of your surroundings.
•Travel with friends.
•Walk with confidence in well-lighted and well-trafficked entryways.
•Trust your instincts.
•If you feel uncomfortable, seek help.
•Always have your keys in hand before you approach your car or apartment.
•Talking on your cell phone while walking to your destination may make you feel safe, but it also distracts you from what’s happening around you.
•Be considerate of the needs of your friends.
•Call your roommate before you leave a location to let him/her know where you are and when to expect you.
•Keep your doors locked when you are at home or in your car.
•Use your peep holes at home.
•Make sure all windows on the ground level are kept locked.
•Keep your blinds or curtains drawn at night.
•Leave a spare key with a friend or roommate instead of leaving a key outside.
•Be careful about giving personal information to strangers.
•Know who your neighbors are so you will have a general idea of who “belongs” and who might be suspicious.
•Watch and listen for unusual occurrences such as loud noises or strange people loitering around.
•Consider adding the JMU Campus Police Department Emergency number (540-568-6911) number to your cell phone contact list. You can also dial the local emergency 911 telephone number at any time.
The safety of our students is a priority at James Madison University. We hope that you will consider these precautions and incorporate them into your daily life. If you have any questions or would like to discuss safety precautions with the Off Campus Life staff, please call us at 540-568-6071 or email us at ocl@jmu.edu.
